It’s tempting to buy leads from Realtor.com or Zillow. Or to try OpCity (now ReadyConnect Concierge). However, even if you manage to get a good lead, the conversion rate isn’t great because the potential client doesn’t know you. By the way, have you ever read how OpCity leads are “dispatched”? You literally have a few seconds to “click-to-claim” the lead alert. Hope you aren’t otherwise occupied when that lead comes through! 😊
As you know, people buy from people that they know and trust. One great way to build that trust over time is to be active on social media! Social media is a great way to convey your value to your sphere. But it’s not easy to be consistent on social media! As an agent, there are hundreds of other distractions that you are responsible for.
If you decide to go the do-it-yourself route, here are some quick tips.
1. Figure out your value-add and promote it. Are you great with first-time homebuyers, have investment property experience, “own” a certain neighborhood. Promote the value you bring to the table.
2. Post fewer “hire me” posts and more “here’s who I am” posts. You’d be surprised at how people respond positively to someone with similar interests!
3. Don’t post generic content that you purchased. Get people sold on you, not a generic post that anyone else could have purchased also.
4. Allow 3-4 hours per week to do a good job with your social media.
There’s no doubt that social media is a very effective tool for real estate. The only question is…do you have the time it takes to consistently convey your value on social media?
